Theory of Investment

The Regenerative Land Trust Fund is conceptually built around 3 key principles.

IPO Initial Public Offer Metaphor: 

Becoming Steward: to finance regeneration, a landowner can transact a percentage of land compromising all the land to regeneration.

Stewardship establishes a multigenerational relation with the land, similar to ownership, subject to the respect of the regenerative compromise agreement.

Land is a sacred common, the Fund is a land trustee, taking the land out of the real estate market permanently. 

Economic Ecology:

Exploring “unexpected” sources of economic abundance results in additional revenue streams for both landowners and investors. Examples are volunteer carbon credit markers, food networks, plants value added chains (ie. medicinal plants) and other value added economical functions.

Stimulate a second economic layer through a network of value and players, Increasing the economic potential of both the regenerated land and its social contextual community.

Rethinking land value:

Investors are willing to invest in specific projects, aiming for regenerative impacts.

Investors are provided a digital token representing the land investment, this will ensure liquidity of the investment, Investors will be able sell their positions on a secondary market. 

The Fund will evaluate land periodically, reflecting the evaluation into the digital token value. This mechanism will ensure a multi-folded incentive: 

  • Real estate land value trends show an increase of ~3% YoY, investors will be able to benefit from such an increase.
  • Regeneration metrics (carbon retained, biodiversity, water retained, soil quality...) will be incorporated in the land evaluation, aligning players incentives towards regeneration. 
  • A regenerated land will increase its value over time, incentivising landowners on the path towards regeneration.
  • Land regeneration evaluation scientific rigor will build transparency and trust, attracting more investors and regenerators

This is how we are looking at the transaction of land ownership to the trust fund, an act of strengthening land protection.
